Astral Services will ensure that your property’s/ properties’ Certificate of Correction(s) is(are) properly filed with the New York City Department of Buildings (“NYCDOB”) – Administrative Enforcement Unit (“AEU”), the pertinent Buildings Department(s) in New York City, New York and/or the pertinent local Fire Department(s) in New York. Please Note: this is the FINAL step in properly removing your properties’ active NYCDOB and New York City Environmental Control Board (“NYCECB”) violation(s) from their governmental system/website/records. If this step IS NOT done correctly, your violation(s) MAY still be active WITHOUT penalty fee(s).

When you/your family needs life-saving funds to overcome certain difficulties via the sale of a real property or to refinance the real property for such funds to ensure that your company may maintain sufficient amount of cash flow to overcome certain financial difficulties, ANY old or new active violations/liens against your properties WILL SIGNIFICANTLY DELAY SUCH FUNDS FROM BEING APPROVED BY YOUR LENDER/BANK (THE DELAY MAY BE MORE THAN THREE MONTHS BECAUSE THE TITLE INSURANCE COMPANY’S UNDERWRITER WILL ALSO REQUIRE EVIDENCES OF VIOLATION CLEARANCE FROM YOU/YOUR LAWYER/YOUR AGENT). In addition, it will be TOO LATE to cure the OLD active violation(s) because such violation(s) usually takes several months to be fully cured with the proper paper works and process. Please Note: Lenders/Banks WILL NOT approve any loan application with active violations unless they are all cured on or before the closing date; the alternate route is to persuade the lenders/banks to hold escrow money from you on the closing date but there is still a possibility that such request may be DENIED by the lenders/banks. In addition, the pertinent governmental department(s)/agency(ies) is VERY LIKELY TO take a much longer time to process your application (3 to 6 months or longer). Therefore, Astral Services suggest our clients to take care of their violations as soon as possible.
